Quantity Surveyor – Construction Cost Control

About the role

We are seeking a Quantity Surveyor to join Jaber Group Real Estate in Verdun, Beirut. The role involves managing project costs, preparing estimates, and ensuring commercial control aligns with project execution.

Key responsibilities

• Prepare quantity take‑offs and cost estimates from drawings and specifications.
• Assist in developing and updating project budgets and cost plans.
• Monitor project costs against approved budgets, identify variances and support value‑engineering initiatives.
• Review tender documents, BOQs, contractor submissions and evaluate supplier quotations.
• Assist in procurement evaluations, commercial negotiations and ensure alignment between technical scope and pricing.
• Verify contractor interim payment applications, measure completed works on site, and assess variation orders.
• Maintain accurate records of approved and pending variations and prepare periodic cost reports.
• Support monthly cash‑flow forecasting and coordinate with project managers, consultants, procurement and finance teams.
• Monitor contractual obligations, claims and potential cost risks, and help resolve commercial disputes.
• Conduct site visits to validate quantities and coordinate with architects, engineers and contractors.

Required profile

• Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering or related field.
• Minimum 3 years of experience in quantity surveying or construction cost control, preferably in residential, luxury residential, hospitality or mixed‑use developments.
• Strong understanding of construction methods, BOQs, contracts and project costing.
• Experience working with contractors, consultants and developers.

Required skills

• Advanced Excel.
• Quantity surveying software.
• Familiarity with ERP and project cost‑tracking systems.
