Junior Quantity Surveyor

About the role

We are seeking a Junior Quantity Surveyor to join AminDevelopers’ owner‑side project management team in Beirut. You will be responsible for end‑to‑end cost management across the full project lifecycle, from concept through construction and close‑out.

Key responsibilities

• Prepare complete Bills of Quantities (BOQs) from drawings, including measurement, take‑off, pricing and rate build‑up for all project stages.
• Measure, price and administer variations and change orders, maintaining an up‑to‑date variation register.
• Track project costs and commitments against approved budgets and issue early warnings on potential overruns.
• Produce monthly cost reports, cash‑flow forecasts and financial summaries for senior management.
• Review and recommend interim payment certificates and final accounts in line with contract conditions.
• Evaluate contractor and subcontractor tenders for technical, commercial and contractual compliance.
• Support the Project Management Department Head on contractor claims and contract administration, including value‑engineering initiatives.

Required profile

• Bachelor’s degree in Quantity Surveying, Civil Engineering or a related discipline.
• Minimum 1 year of QS experience in construction, preferably within consultancy, PMC or developer environments.
• Fluent in Arabic and English; French is a plus.
• Strong analytical, negotiation and commercial awareness with the ability to manage multiple assignments under time constraints.

Required skills

• Advanced MS Excel.
• Experience with cost‑management software such as CostX or Candy.
• Construction contract administration (owner‑side, bespoke or FIDIC frameworks).
• BOQ preparation, measurement and take‑off.
• Cost reporting and cash‑flow forecasting.
